44th & Vincent Developers Share Updated Plans and Timeline

On August 8, developers Good Neighbor Homes and Streetfront Development attended LHiNC’s Zoning and Housing Committee to provide a community update and take questions on the 38-unit apartment building they are proposing at 44th Street West and Vincent. It will be built on the property currently occupied by homes from 2815-2821 44th Street West and will have 27 parking spaces and 2 affordable housing units. The project does not require variances, but the developers will need to apply for rezoning (from R2 to R4). Their land use application will go before the City Planning Commission in a public hearing on September 6 at 4:30 p.m. in Room 317, City Hall. If the application is approved, construction would start this fall or winter, and the building would open in Spring 2024. Community Survey

Earlier this summer, LHiNC conducted a community survey to gather community feedback on the project. Results were shared with the developers and our community. They showed that 46% of respondents are opposed to the project, 25% are undecided and 29% support it. Parking was the top concern of respondents, followed by increased population density and affordability. LHiNC invites the community to check out the survey results in detail here.
