The Fletcher: 44th and Vincent Developers Share Latest Plan and Rendering

On Monday, August 12, at the LHiNC Zoning and Housing meeting, Thomas Hertzog of Good Neighbor Homes and Charles Burdick of Streetfront Development shared new plans for The Fletcher, a 15-unit condo building they are proposing at 44th and Vincent. The project would be built on the property currently occupied by homes from 2815-2821 44th Street West. The team had previously shared a vision for an apartment complex in the same location.

The project does not require variances and the necessary permits will be submitted to the city in September or October. The team expects to break ground in the spring of 2025 and complete the project in 2026.

The 15 condo units will each have 2 bedrooms and a den or 3 bedrooms; all units will have 3 bathrooms, a balcony and dedicated underground parking. Units begin at $1.2 million. The building will feature Vetter stone from Mankato, fiber cement, metal panels, rooftop solar, EV charging for vehicles and will be Energy Star rated.

The team has been in contact with its neighbor, the Harriet Hills building, to discuss maintaining privacy between the two buildings and to create a birds-and-bees landscaping between the properties.
